Anybody here buy/own land in CO.?

The wife and I are kicking around buying 5-10 acres in CO. to initially serve as a base-camp for our RV. The plan would be to slowly improve the land of several years - pole barn - then cabin or barndo. I have no intentions of spending the winters up there but would like to have a mountain get-away when I retire. We are looking at the Westcliffe area because there are accessable trails ( you can ride on the county roads in Custer county ) and it about the easiest/quickest to get to from TX. I know getting water is a big deal ( ie well ) so that would be the the first hurdle. Most sites we have looked at have power at the road so that should be easy. Then there is septic to consider. Any ideas or suggestions would be appreciated.

Ever consider the Rockies of north central New Mexico? There’s 6 thirteeners, and all the same trees, Doug Fir, White and Blue Spruce, Pinion, Lodge Pole and Ponderosa Pines, Aspens, River bank willows and Cottonwoods. And all the same clear water streams. Advantages would be that the winters are several degrees warmer, land is less expensive, it would knock four hours off your commute, and real Mexican food!!!! :)

Oh, and I just happen to have a property for sale there at 7,800 feet. Move in ready!!!!;)

Yeah but I got to thinking about how far away it is from you, so I have something better in Oklahoma for ya.

I know someone with just under 40 acres near Moffat. I think they needed the acreage to get water rights or something anyway I think they are ready to sell. Land is very cheap and plentiful there.

Yeah, but mines prettier. Hey, you tryin to get in the way of my deal here. I’m trying to hook the Texas surfer up.....:D:D

You guys.. I think the deal with water is you can get a residential well pretty easy but you are not allowed to irrigate/water lawn etc.. No problem with me because I hate to mow LOL.

I'd also consider that Colorado seems to be limiting trails to 50" in some areas.

And mine has a 350’ 5gpm well already. You can get a residential well permit very easily, but hitting water is no guarantee. A neighbor drilled 7,000’ dry at $25.00 a foot.

Better check CO then. The rural areas are most definitely not but the majority of voters are in the heavily democratic cities.

I love western CO and would have supported their efforts a few years ago to secede from the rest of the state by moving there had I had any support at home for it....
