I think if you could do something like gold creek, you would be set. Make sure all the seasons are covered for recreation. Including hunting, and some hiking trails for the Subaru drivers. The darn place could pay for its self

Idk but after looking up land and if you were to build that place today I'm guessing it's a conservative estimate
