I like the look of that better... plus the water and septic are a big plus. But at just under $20k per acre that seems steep. I’d hit them at 75k cash and see what happens!

I just received the aerials. I think I'm going to back out of this one after all. It's very narrow as fook and by the look of it, 2/3's are in the flood zone....

Yea I bet that's not FEMA's 500 year flood zone either. More like 5 years probably with the creek right there. It is narrow, at the road only looks like 100'
