How much of that piece has been under water when Lightning Creek is really ripping? There are times when that creek triples in size.. it's washed out the road (NF419/Lightning creek rd) in several places north of where you are.. I would make dam sure you know the history of that plot.

Otherwise, that is a kickass spot! Close to Clarkfork, but at the foot of some incredible country! Just up from you is Char Falls, Moose Lake, Gem Lake, Estella lake... tons of very cool hiking right at your doorstep.

Don't forget though.. it is Grizzly country.

I like the look of that better... plus the water and septic are a big plus. But at just under $20k per acre that seems steep. I’d hit them at 75k cash and see what happens!
